Central Florida Residential Roofing FAQs

Below we have listed some of the questions we get most often about residential roofing. For a standard asphalt shingle roof, expect costs between $4.50–$8.50 per sq ft including tear‑off and installation.

Premium materials (metal, tile, luxury shingles) can reach $8.50–$20 + per  sq ft depending on complexity.

Roof size, pitch, design, permits, and code upgrades all influence final cost.

A proper estimate includes roof area, tear‑off, underlayment, decking, flashing, vents, ridge caps, labor, permits, disposal, warranties, and clear line‑item quantities. 

Homeowners should look for brand‑specific materials, quantities (sq ft, linear ft, counts), permit costs, and warranties.

Differences come from material grade, experience, licensing, warranties, labor quality, local code compliance, insurance coverage, and overhead. 

Always compare itemized estimates, not just total price.

Typical steps: 

permit, tear‑off, deck inspection, underlayment, flashing, shingles/tiles/metal, vents, inspection. 

Most roofs take 2–4 days; complex or tile roofs can take up to a week. Weather and permit timing can extend schedules.

Asphalt shingles: affordable but shorter life (12–20 yrs). 

Metal: durable, reflective, 40–70 yrs. 

Tile: long‑lasting but heavy and fragile (50–100 yrs). 

Membrane (flat): suited for low‑slope roofs (12–20 yrs). 

Florida`s insurance rules can impact replacement timelines for particular roofing system.

Choose based on wind zone, budget, structure, and style. Asphalt fits most budgets, metal excels in longevity and energy efficiency, tile suits Mediterranean homes but needs strong structure. Reflective materials reduce cooling load.

Homeowner’s insurance typically covers storm damage, not wear and tear. Claims must be filed within two years. Contractors may not negotiate directly with insurers unless they are licensed as public adjusters.

Options include contractor payment plans, home‑equity loans (HELOC), unsecured personal loans, specialty home‑improvement lenders, or FHA 203(k) programs. 

Always compare rates, terms, and total costs.

Contractors must be state‑licensed, insured, and disclose cancellation rights. They cannot act as public adjusters or begin work without permits. Beware of unlicensed or uninsured workers.

Look for license verification, insurance proof, local references, itemized bids, strong warranties, clean jobsite standards, and good communication. Avoid vague contracts and unrealistic low prices.

Other Disclaimers and Things You Should Know Before Working With CFE Builders

1.

When the shingles/metal are delivered to your home, please check the color and notify Central Florida Equity Builders immediately if the color is not what you selected. There may be one, two or three types of shingles/metal on the job. Many times, starter and ridge are a different shingle from the field shingles. Most materials will be directly loaded onto the roof by the material supplier.

2.

It is common for us to over-order materials needed to complete the job. This keeps our crew moving if we run short since our materials may come from out of town or be special order. 

These materials will be collected at the end of the job and sent back. This is not an extra expense for you as the homeowner and the extra materials are not included in your estimate.

3.

Central Florida Equity Builders is not responsible for reinstallation of any satellite dish that has been removed during the repair/replacement process.

Please contact your provider to have a professional reinstall the satellite.

4.

Notify your mortgage and insurance companies the day your roofing begins (if job is an insurance claim). This will expedite the inspection and payment process.

5.

Be prepared for the noise! There will be constant hammering for one or more days, depending on the size of your roof. Remove all loose items from walls and shelves:

  1. pictures, plates, figurines, priceless heirlooms, etc.
  2. The constant hammering may cause sufficient vibration to shake these items from the walls or shelves.
  3. Also be advised that chandeliers, if not properly installed per code, could become dislodged and are at your risk.

6.

We need access to your driveway to load shingles/metal, drop off dumpster and clean up. Please keep your driveway clear. We will inform you of your shingles/metal delivery and job schedule in advance.

  1. We are NOT responsible for cracks in driveways.
  2. Dumpster will most likely block your garage while the roofing process is taking place. Please remove any vehicles from your garage that will be needed.

7.

Remove all items from around the house: patio/pool furniture, potted plants, gardening equipment, etc. 

Roofing debris and/or materials may fall and could cause damage to fragile items. We are NOT responsible for items left in the path of the roofing process.

8.

Please unlock any locked gates around the house for debris removal.

9.

PLEASE see that ELECTRICAL POWER is provided to the outside of your home. Check circuit breakers to exterior plugs if available. Please notify us if there is not exterior electrical power.

10.

Keep children and pets away from the work area. Falling debris can cause injury.

11.

For each day it threatens rain, rains, or threatens bad weather, work on your roof will be delayed. Roofers on the job are instructed not to tear off more shingles/metal than they can replace or dry-in with underlayment in one day.

12.

Central Florida Equity Builders is not responsible for nail pops in ceiling sheetrock and damage to hidden AC, electrical lines or plumbing lines that are too close to the substrate since they would not have been installed per building code. 

In addition, we are not responsible for HVAC pipes that come loose or disconnected from units or water heaters due to improper installation by HVAC or plumbing contractors.

13.

Nails/screws that fall from the roof during the job will be picked up with a magnetic roller. We make every effort to pick up all nails/screws. Please be advised that a few nails/screws hidden in the grass or shrubbery may remain. Taller grass or fallen leaves are timelier to clean up and may be harder to find nails/screws than a freshly cut, clean lawn.

14.

Gutters and gutter guards / screens must be removed during the installation of the roof. Central Florida Equity Builders will do their best to remove these carefully and install the removed gutters / guards as best we can. Central Florida Equity Builders is not responsible for any damage to existing gutters and/or guards during this process.

15.

  If tree trimming is required to load the roof with material, this will be an additional charge.

16.

Please leave a permit package posted at all times. Central Florida Equity Builders will email you when the package can be removed. If removed early, and a re-inspect is required, there will be an additional fee of $200.00 applied to the final invoice.
